PLAN COMMISSION MINUTES
July 13, 2006
Chairman
Ed Sedor called the July 13, 2006 meeting of the Town of
Plan
Commission members attending were Bruno Brysiewicz, Tim Oestreich, Ed Sedor,
Dick Seils, Karen Sylvester and alternate Wendel Johnson.
Absent
was Ed Malechuk.
Also

motion was made by Seils and seconded by Johnson to approve the agenda as
printed. The motion carried with all in
favor.
The
minutes were not approved as the agenda indicated the minutes of February 9,
2006 needed to be approved while the minutes mailed were dated September 19,
2005. This matter will be taken up at
the next meeting.
Presentation by APEX Construction and discussion of
the plan for the condominium development at Little River Country Club.
The revised plans for the development were
discussed.

The group wants to be sure that the preliminary
plans for the development will meet Town specifications before any Certified
Survey maps are completed.
The cul-de-sac at the end of the private road has a
diameter of 75 feet. There is concern
that fire trucks will have a problem with this and therefore, the group was
asked to speak with Fire Chief Clarence Coble.
All utilities will be underground.
The soil testing has been completed. Because each unit will have its own
conventional sanitary sewer system, the permits will be obtained on an
individual basis prior to construction. The
group intends to construct one or two spec homes with the remainder being built
on request of a buyer. Each building will
take approximately 120 days to construct.
If only one unit in a building is sold, the entire building will be
constructed but the interior will remain unfinished until the unit is
sold.
The Town Building Inspector must be furnished with a
Sanitary Sewer Permit and the Zoning Permit before a Town Building Permit can
be issued.
Wells will be shared in the double units.
The developer will own the development until 50% of
the development is sold at which time it will be turned over to the Condominium
Association.
The first part of the private road will continue to
be owned by Amy and Pete Kretz and the Condo Association will be provided an
easement.
The group intends to keep as many trees as possible
standing through construction, and has stated that erosion control measures
will be of primary importance. Mr. Kretz
wants all landscaping within the development to aesthetically blend with the
surrounding golf course.
The group would like to close
and start construction August 15th.
Two of the units are already
sold and they have three more parties interested. Owners of the units will obtain a one year
membership to Little River Golf Country Club.
The next Plan Commission meeting
will be Tuesday, August 1, 2006 at 6:30 p.m. for the public hearing and final
recommendation to the Town Board. All
material listed under Sec. 13-1-50(d)(4) must be provided before the scheduled
public hearing.

seconded by Oestreich to adjourn at 8:07 p.m.
