COMMISSION MINUTES
February
9, 2006
Chairman Ed Sedor called the meeting of the Town
of Peshtigo Plan Commission to order at 7:00 p.m.
Plan Commission members attending were Bob
Cerrato, Ed Malechuk, Ed Sedor, Dick Seils, and Karen Sylvester.
Absent:
Bruno Brysiewicz and Tom Fetterly.
Also attending were Pete and Amy Kretz, Mike
Kunesh and Mark Ihlenfeldt from Apex Construction and Development
A motion was made by Seils and seconded by Malechuk
to approve the agenda as printed. The
motion carried with all in favor.
A motion was
made by Sylvester and seconded by Malechuk to approve the minutes of the September
19,
2005
meetings as printed. The motion carried
with all in favor.
There were no announcements.
Proposed Residential Development at
Little River Country Club – Apex Construction and Development
The company presented some points for the
proposed residential development.

Developments are currently downsizing
from multi-level condos to villa style residences.
·
There will be 13 stick built units
on three acres of land on the Little River Country Club golf course with four
different floor plans and living space ranging from 1525 to 1800 square feet. Each will have a full basement and a two
stall garage The units will overlook Green
Bay, the golf course, and Little River.

Utilities will be
underground.
·
The villas will have full
ownership rights with restrictive covenants.
All exterior maintenance, grass cutting, snowplowing, etc. will be
provided by the condominium association through fees
·
The development company has
been working with Marinette County to reach agreement for sanitary drain fields
as to how many are needed within the development. Each unit will have its own well but the
developer will check into the possibility of sharing some wells.

The developer has received a
County Highway Access permit for the private road to the development which will
be a 20 foot wide paved road with a 75 foot radius Cul-de-sac. There would be no problems for the Fire Department
to access all units because road intersections have been curved
·
The building setback will be
75 feet from high water mark.
·
No environmental studies have
been conducted at this point.
·
The development company needs
to determine how much area there is within the common green area.
·
The DNR had no concerns with
wetlands or endangered species when Little River Country Club did work on one
of the course holes so there should be no concerns with construction.
·
The Plan Commission requested
to see the final sewerage permit from Marinette County and then with a 15 day
notice, will set a public hearing meeting.
No new meeting was scheduled.
A motion was made by Cerrato and seconded by Malechuk
to adjourn the meeting at 8:05 p.m. The
motion carried with all in favor.
